Project Delivery Systems

During construction, we use our own field crews and excavating, concrete, and carpentry crews to assure you of the coordination and control of all these vital services. As a single - source supplier of these resources, we can more readily insure quality & a timely completion of the project. With your project, you have the choice to which project delivery system to use. Your choice includes:

  • Cost - Plus a Fee/Guaranteed Maximum Price General Contracting
  • Design - Build
  • Construction Management

Lump Sum General Contracting (Design-bid-build process)

The traditional design-bid-build/lump sum project delivery system is used most in public construction projects. Solid lines indicate contractual relationships. The dashed line indicate a non-contractual administrative relationship.

Cost - Plus a Fee/Guaranteed Maximum Price General Contracting

The pre-construction relationship between design the team and general contractor for value engineering and constructability. The contract may be for a lump sum or a cost-plus a fee, the latter usually having guaranteed maximum price.

Design - Build

Consultative means that the design team is a separate entity, contracting with a general contractor on a project-by project basis. In consultative Design Build, the design team usually has an administrative relationship with the owner.

Construction Management


There are two basic types of construction management, "agency" and "at-risk". A key difference is which party holds the contract. In agency CM the owner holds them and in at-risk CM the construction manager holds them.
